WELLSTONE COMMUNITY

There are only 96 craftsman-style homes, uniquely designed with primary bedrooms on the main, gourmet kitchens, spacious garages and abundant storage areas. It is a small, close-knit community nestled away just off Nuckolls Road, only one mile east of GA 400 Exit 14. Ideally located, it is less than a mile from great shopping and many restaurants on Market Place Boulevard, less than 1 mile from an EMS facility and 1.2 miles from the 389-bed Northside Hospital Forsyth medical complex. All this, combined with the generous tax concession provided by Forsyth County to property owners 65 and over, is a huge advantage over other retirement communities.
Condo Owners Association (COA)
Our COA is directed by a five member Board of Directors elected by our residents. Terms are staggered ensuring continuity from one year to the next. Atlanta Community Services, Inc. is our management company and handles administative duties, dues collection, vendor contacts and other issues withinput and direction from the Wellstone Board.
COA Finances
A reserve fund study was performed based on a 30-year timeframe. In the fall of each year, the Board
develops a budget for the upcoming calendar year which addresses all maintenance (routine and
reserve fund requirements) and insurance responsibilities of the Community.

Wellstone maintains a very healthy financial position. Click here for the Dues and Fees. A key benefit of living in Wellstone is that you don’t have to worry about the external elements, including lawn maintenance, within the community. Monthly dues and reserve funds cover these areas.
COA Insurance
The Association's master insurance policy insures all the physical structures in our Wellstone Community, including our condominiums, the Clubhouse, Pool complex and outbuildings such as the garden shed and mail kiosk. Individual owners need only have an HO-6 Condominium policy to protect their personal contents and improvements to their unit. The HO-6 policy is relatively inexpensive, while the master coverage affords significant savings to our residents over individual fire and casualty coverage for a single-family home.
Luxury Clubhouse
Wellstone's Clubhouse is 2 stories with over 5,000 square feet. The main floor has a gourmet kitchen with a large gathering area. The fireplace and extra-large flat screen TV are focal points of the room and add to the setting for our monthly social gatherings and themed dinner parties. For the musically inclined, the grand piano is available for impromptu concerts. Wellstone neighbors enjoy an average of 300 social events and activities each year! An elevator provides access to the second floor with a spacious exercise room complete with treadmills, elliptical equipment and stationary bike. A billiard room with a pool table, a large flat screen TV with seating area and a library with many books donated by residents are also located on the second floor. The Clubhouse has emergency contact equipment and a defibrillator should they be required. Adjacent to the Clubhouse, is a large heated salt water pool and a hot tub. The lighted waterfall behind the pool cascades into a gurgling stream enhancing the ambience and serenity of the area. Lounge chairs and tables with umbrellas are available for pool gatherings, planned and spur-of-the-moment, in the summer.
Mail Kiosk & Community Garden
Wellstone residents' mail is delivered to a community mailbox kiosk which provides security and weather protection for your mail.
Our community garden includes 10 raised beds to allow those residents who have a green thumb an opportunity to grow their own vegetables. There is also a bounty of scrumptious blueberries and herbs from the garden for all residents to share. A bubbling fountain adds to the nurturing and relaxing environment of the garden. The community has sidewalks and street lights for those days or evenings when you want to take a stroll or visit with neighbors and their pets.
