Dues and Fees

2025 Association Dues/Assessments
 
Beginning January, 2025, the monthly assessment for our Condominium Association is $450 per month. The assessment is due on the 1st of each month.  Cash payments are not accepted.  There is also a one-time initiation fee for new buyers in 2025 of $900.00 payable at the time of closing.
 
Beginning August 1, 2025, our property management company is Atlanta Community Services(ACS) which maintains the financials for our association.
 
Payments may be made on the Atlanta Community Services(ACS) website click here, log in and click Pay Assessments on the menu. Online payments by e-check or debit/credit card (3.25% for each credit card transaction), either one-time or on a recurring basis, will incur the following fees:
  • Each online payment transaction will be charged a convenience fee of $2.99 for each e-check for processing; Recurring
  • e-checks are $1.99.
  • Credit/debit card payment transactions will be charged a convenience fee. of 3.25% for each credit card transaction.
The following methods of payment do not incur a convenience fee:
  • Using your bank’s online bill pay service
  • Mailing a check via postal mail.
To send a check via postal mail, please make your check payable to Wellstone Middlecreek Condominium Association, Inc. and mail to the following address:

Do not make your check payable to Atlanta Community Services(ACS).
To ensure accurate and timely posting of your payment, please include your account number on the check.
 
For residents who would like a coupon book for payment purposes, please contact the COA Board Treasurer.  Note that there is a small fee for this option.
 
Please instruct your bank to mail your payment to the address above at least 7 business days prior to the payment due date in order to ensure your check reaches the destination prior to the first of the month. 
 
Be sure to confirm that the above address is used by your bank for your remittance and that your account number and property address to which payment should be applied is indicated on the payment.
 
Remember:  Atlanta Community Services(ACS) is NOT the same website as our Wellstone-Middlecreek website. You will be required to log in to ACS using your username and password for that site.
